Rating revaluations in the post for Ōpōtiki homeowners
Every three years, Ōpōtiki District Council has a legal requirement to value all properties in the district. Quotable Value (QV) started their valuation process last year and this week [from 31 January 2023] those new valuations will start arriving in letterboxes.
QV are an independent valuation company and are audited by the Valuer General. They use recent property sales data, resource/building consent and survey data along with carrying out sample inspections to establish an updated view of values across the district. During this process some property owners may have been contacted directly by QV.
Council’s Group Manager of Finance and Corporate Services, Peter Bridgwater, explained that the new rating valuations will be used to help set the Council's rates from this year.
“I think the most important thing for people to realise is that revaluation doesn't affect the total amount of rates collected by Ōpōtiki District Council, but it does help Council work out everyone's share of rates.
“The other thing to note about QV valuations, is that they are prepared using a rating methodology and are specifically for rating purposes. They can be a useful guide for property owners to use as a starting point to determine the current market value of a property, as they are based on the local property market at a fixed point in time. But they are not prepared the same way as a private registered valuer's report, so they are not a substitute for market value,” Mr Bridgwater explained.
Owners who do not agree with the new rating valuation can object and lodge their objection with QV before 9 March 2023. Objections are received via an online submission to QV. For more information including a link for lodging objections is available on our Revised Valuations page.
